Anke Erler

Founder of beacon.berlin

After my professional training at a big bank, I studied International Management at WHU in Vallendar/Koblenz. Besides Germany, I have studied or worked in the US, South Korea, Spain and Singapore.

My professional expertise comes from working at a big bank, law and tax firms and in the vibrant start-up environment of Berlin. I was head the real estate project office of a Berlin unicorn and of the HR department of a mid-size tax consultancy. I am now happy to merge my two passions in beacon.berlin: real estate and people. We want to ease the life of HR departments and CFOs and make employees happy.

When I am not working, I love discovering countries and cultures or just relax with my family in a cottage at the North Sea coast.

Services

We help individuals who relocate to Berlin
and companies on the search for a new office

Corporate Relocation

Needs’ assessment & Scouting

  • We talk to our clients about their needs when it comes to new office or production spaces: how many formal meeting rooms do you need, how many social areas, any special requirements (such as a photo studio for example) and we talk about the economic and macro-geographic parameters such as the rent per square meter, the location, etc.
  • Based on the parameters we will develop a short list based on the offers in the market and from our own network.
  • We organize appointments for viewings, collect information on the offers and steer the process from first viewing to signing the rental contract.
  • We accompany our clients to the viewing appointments and help in the decision making process if the lead should be followed upon viewing the space. Based on our experience we can add valuable comments in the negotiation process with the future landlord.
  • If asked, we will go and pre-view the space and make a picture or video protocol thus saving time on the clients’ side.

Space Planning & Refurbishment

  • Based on the needs’ assessments, we will plan the space and discuss it with our client. This will be the base for the following tasks.
  • We coordinate the refurbishment works based on the client’s side (getting offers, briefing of craftspeople, inspection of the renovation works…) and can rely on a network of craftspeople whom we have worked with in the past.
  • We can accompany the renovation works done by the landlord on behalf of our client.
  • We help or even take over tasks like: furnishing, kitchen planning and installing, decoration, acoustic planning, lighting, fire protection, key system, signage, … or we help finding experts for these.

Take-Over & Moving

  • We accompany the take-over in the new spaces, watching out closely for whatever isn’t delivered as promised.
  • We help planning the move, provide check-lists and schedules and if asked, we can even coordinate the move itself on moving day.
  • We help with all the bureaucratic stuff that needs to be done after the move: commercial register, mail forwarding, utilities’ companies, etc…
  • We support the change-management within the company to make sure the move goes smoothly and everyone is looking forward to their new workplace!

Last but not least

  • We do not accept any kind of kick-backs or provisions from the companies we refer our clients to (such as realtors, furniture companies etc.). If we are offered a kick-back by them, we will make it transparent to our clients to offset these with our service charge.

Individual Relocation

Orientation & Decision

  • We start by giving you an overview over the city: either in writing or in a phone call – tailored to your specific needs, e. g. which neighborhoods might be nice to live in for you, which leisure activities are offered in which areas of the city, where are the best schools and kindergartens for my kids, what else is good to know?
  • We take you on a customized tour of the city and will show you potential apartments, schools, leisure activities. We will talk a lot about the city and answer all your questions so you can make a good decision on whether to move to Berlin (or not).

Work-permits & Bureaucracy

  • We are a registered relocation agency with the immigration authority of Berlin.
  • We will help you in applying for work permits and residential permits.
  • We help you fill in all necessary forms and accompany you to the authorities.
  • We will not leave you alone until all applications are submitted correctly.

Housing

  • We talk to you about your requirements for your housing and will search for the best (temporary and long-term) options on online platforms and within our network.
  • We prepare your application papers for the landlord and accompany you to the viewing appointements.
  • We explain the rental contract to you (no legal advice) and help you during hand-over and moving in.

Education and Work: Kindergarten, School, University, Language and Job Applications

  • Even before you get here, we will explain to you the specifics of the Berlin School System and give you a short-list of potential schools for your child.
  • We help you find the right German Class and other courses for further education of your family members
  • We help your partner understand the Berlin job market and help him/her prepare job applications and job interviews.

Settling-In

  • We help you with the paperwork during the first couple of days upon your arrival: registration, health insurance, mobile phone plan, insurances…
  • The first days in a new town can be stressful for all the family: we are there for you and will answer whatever questions might come up so that you can start as happy as possible into your new life in Berlin.

Leaving Berlin

  • If you need to go again one day, we will help you cancel your rental contract, utilities contract, bank account etc…
  • We will help you handing back your apartment.
  • You should be able to leave the city and not ask yourself: „Did I forget anything?“

everything else...

  • Are you missing any services here? Please do not hesitate to contact us, we are happy to help!
  • It is our mission to help every newcomer to have a smooth and safe landing into his new life in Berlin!
